Our new upstairs lounge will be the biggest room in the house at 12 x 17.5 ft and the back 3 feet of that will have the sloping roof line restricting headroom....

Others may be able to confirm this but with an output Z of about 10 ohms? Pre3 can drive a pair of high impedance headphones. I have no idea how good or bad it would be but maybe worth investigating...

I think I sorted it.
However i departed from the WD build instructions.

I knew it had something to do with Earthing and signal ground and there was a hum loop of some sort.

yes Bob, completely isolated outputs floating and meter checks that out.
The Fault lies either in the internal circuitry or is being somehow coupled directly into the output transformers...

I replaced the Phono sockets with proper insulated ones that isolate their outers from the chassis to eliminate any risk of a ground loop that way.
